Using orange is the best way to add a burst of energy in the house. But it is important to use this bold and sunny color in the right way.
Bright orange is tricky but can be very effective. It is best to use accessories in a room in bright orange. Lamps, throw pillows, vases and picture frames in a living room can be bright orange. I am a fairly new landlord with a small complex with 5 apartments. I recently lost a tenant due to an out of state job transfer. I immediately got to applicants apply in the same day. I ran both applicants on a site called http://www.tenantverification.com/ and the first tenant had ok credit and meet my income requirement however the second applicant had outstanding credit (almost 100 points more) and a higher income ( about 5,000 more). My applications have a clause require you to sign off agreeing on a credit check. I offered the apartment to the second applicant and contacted the first to let them know that I had chosen a different tenant.
A couple of days later I started getting calls from the first applicant claiming that it was discrimination due to age, mostly its been about the refusal to rent to people his age, much of it has been ranting. The first applicant the one I didn't rent to is in his 20's. The women I did rent to is in her 40's. Both of them are white, have no criminal history and no eviction records. The guy has only one prior apartment. Will I did note that the man was in his 20's the credit and income where the major deciding factor. If the situation had been reversed I would have rented to him. However if they had similar reports I probably would have rented to her due to issues I've had with a couple in their 20's breaking lease. I do admit i have more older people. Mostly due to the fact that they generally tend to have better credit and more renting history then someone in their 20's. At least the ones that have applied. I do have a couple that is in their 20s and a 30 year old man and his 8 year old daughter, so its not like I only rent to anyone 55+. The other to tenants are over 50 and the tenant I just lost was in her late 40s. I am located in Florida and the area I'm in does tend to get a lot of older people. |

Kerala, a land of rivers and streams is perhaps the only state in south India with nearly 44 major rivers. Allappuzha, the Venice of the east, is part of a river-based eco-system, and it represents a mixed pattern of concentric sector-based multi-nuclei development. A different type of land terrain dominates some other districts. Thus, to develop Properties Kerala state always implemented area specific development plans for different regions.
In Kerala, three theoretical models of urban development, namely, concentric zone theory of Burgess (1927), the sector theory of Hoyt (1939) and the multi-nuclei theory of Harris and Ullman (1945) assume much importance. These theories provide the land-use and structural design guidelines for development of the urban landscape. Models employed extensively to analyze urban geography was to aid the understanding of the urban land-use pattern and also to get a clear picture of the spatial structure and change both through critical consideration of their contact, and through the discussion of their limiting assumptions, or what they do not include. Each theoretical perspective, and each form of urban model, sheds some light on the complex nature of the urban environment in the state. One of the limitations of the classical ecological models was their specific focus on an American city. Mann (1965) combined elements of the Burgess and Hoyt models in his model of a typical medium-sized British city. The other modification was proposed by Vance (1964) in his urban realms model, where the key element is the emergence of large self sufficient urban areas. Since the publication of the three classical models of urban land-use, many new forces areas have come to influence urban growth in the state like never before. |

The increasing pressure on public finances and the need to support the housing programmes and other development projects seems to have led to a universal trend with the private sector involvement getting more preference in the creation of housing amenities. The involvement of this sector has played an increasingly important role in raising the housing stock. For instance, the private sector’s contribution in the total investment for housing was found to be 73.6 percent in the Third five Year Plan and this has increased over the years and it was as high as 92 percent in the Seventh Plan.
However, the type of houses produced by the private sector is very costly and is beyond the reach of the poor, and in recent times, an increasing proportion of the middle-income households are finding those houses quite unaffordable. Due to the continuing appreciation in Real Estate Cochin and its prominent areas are now out of bounds for people with small and marginal incomes. A large proportion of the houses in the private sector are actually built by the efforts of the house owners themselves. Here too, the section, which gains access to housing through legal means, is confined mainly to the middle and upper income groups. For the poor, most of the housing is provided by the illegal informal private sector. The illegal informal sector manages to bring the cost of housing within the affordable limits of the poor, as land is either acquired free of cost, or is available at a low cost due to the undesirable conditions at certain localities. The tent like housing structures are put-up by the people themselves, mostly from waste materials like polythene sheets, mats, dry twigs, gunnysacks, etc., or from recycled tin sheets, broken bricks, mud, mortar plaster, clay roof tiles, thatched coconut leaves, etc. Though the government visualizes an important role for the private sector in increasing the stock of housing, no sincere effort has been made in the past to encourage the private sector to invest in housing. However, the recently announced National Housing Policy has incorporated various measures for better participation of the private sector in the various housing activities. |

Since the year 1988, the Greater Cochin Development Authority (GCDA) has undertaken the development of Kaloor Township adjacent to the present city, with the objective of developing certain areas as self-contained neighborhoods. Since there is no demand for readymade houses in this area, the GCDA is limiting its role as a facilitator.
The development of this sector constituting an area of more than 3000 acres, having a residential area of around 2000 acres (65.4% of the area) has been carried out and plots sold, and the development of the adjacent sector having a total area of 4000 hectare is being taken up. Excluding the green belt, the net area of the scheme is 2500 hectares, out of which 40.47 percent and 21.46 percent areas are being developed for residential plots and group housing schemes respectively. The timely intervention of the GCDA in solving the problem of shelter to suit every section of household has given a right direction and altered the traditional real estate business in Kochi. Mini urban areas are emerging and faster developments are now being seen in these areas than in the other parts of the city. Properties in Kochi are being valued on the higher side mainly due to this trend. It is interesting to note that even in the suburban areas, property values are rising and consolidating with each passing year. Alwaye is another key center that is witnessing the emergence of a township. Urban developments very similar to those in the key urban areas of M.G.Road and Marine Drive are now taking place here. While Kalamassery has already made a name for itself as an industrial hub, Kakkanad is not far behind. Property values in these areas have literally tripled in value within a short period of time. |
